It is a farmhouse located in the early countryside of the medieval village of Montescudaio and surrounded by vineyards and olive groves.
The farmhouse is situated on a property of about 4,100 sqm that hosts 50 olive trees in full production. It is spread over two levels with a total surface area of about 220 sqm and is composed as follows: on the ground floor, there is a spacious kitchen with dining area, a characteristic living room with a majolica stove, a large bathroom with shower and bathtub, and a large room suitable for various uses; there are also two pantries.
An internal staircase leads to the first floor, which houses the sleeping area with four large bedrooms, one of which has a sink, and a service bathroom.
Typical of Tuscan style are the brick arches (in the kitchen and living room), terracotta floors throughout the house, and exposed wooden beams on the first floor.
The property is completed by a large garage, accessible through a wide glass door, which can also be used as a covered seating area, two tool sheds (one in zinc and one in masonry), and a paved and fenced seating area under a vine-covered pergola.
The property is partially terraced and surrounded by centuries-old trees and numerous cypresses, and it has a cistern for collecting rainwater and a well, which however dries up in hot summers.
Originally it was a farmhouse with a stable; between 1980 and 2010 it was converted into a residential house (with water and electricity connections). Some renovation work is currently needed.
In the valley, about 300 meters away, flows the Cecina River. Montescudaio is about 3 km away and the sea about 15 km.
